Obama Will Give You A Wheelbarrow Full Of Money If You Buy A House in TallahasseeCongress has extended and expanded the homebuyer tax credit. The modifications will become effective when President Obama signs the bill, which could occur as early as November 6, 2009.

I have received numerous emails and comments from readers who asked for me to report the changes to the First Time Homebuyers Tax Credit when they occurred, and the changes most likely will occur immediately. This post will review the changes and enhancements so you should be able to understand the new housing tax credit. I

The Obama Administration Says Buy A Home

Buy a house and you can take part in the Obama Stimulus plan. The Obama train is printing wheelbarrow loads of money for everybody who wants to buy a home now, not just first timers! So, how does this all work?

The $8,000 homebuyer tax credit for first-time buyers, due to expire November 30, 2009, will be extended through  June 30, 2010. First-time buyers who are in the process of making a purchase will no longer need to worry about qualifying for the $8,000 credit if they close after the November 30 deadline. The new legislation increases the income limit for couples with income up to $225,000, roughly a $55,000 increase above the level in existing law.

For the first time, the new legislation states that buyers who already own a home are eligible for a credit. A $6,500 maximum credit will be available to existing homeowners who have lived in their current residence for five of the prior eight years. The legislation limits eligibility for the existing homeowner credit to homes worth $800,000 or less.

First Time Home Buyer Tax Credit Extended until May 2010, today November 3rd 2009

Today the U.S. House approved legislation that would extend the first time buyer tax credit of $8,000 from November 30th until May 1, 2010. It would also expand the bill to include move-up buyers (people who have owned a home for at least five years). They could get a $6,500 tax credit on the purchase of a new home.  Unemployment benefits were also included, and are supposed to continue for 20 more weeks.

The New York Times reported today that the Senate could vote on its version of the measure as early as Wednesday night and the House could take it up for final approval this week.   The house approval Tuesday would expand the homebuyer tax credit to apply to higher income Americans, relaxing the current income restrictions, so that more people would take advantage of the program.

What's the cost you ask?   The extension and expansion of the tax credit would cost an estimated $11 billion NOT including the $10 billion that has been spent on the current homebuyer tax credit.

Since the housing market has been the only thing (in my humble opinion) that has kept our economy alive (for several years before the real estate bottom dropped out) THIS MIGHT NOT BE SUCH A BAD THING TO START OFF OUR ROAD TO RECOVERY.

Now... if they could just relax underwriting approvals, removed HVCC, and get more people back to work with tax incentives for SMALL businesses (Instead of hiring more IRS auditors looking for more tax money), we would be on the road to recovery sooner rather than later.

Are Men and Women Different in Buying a Home?

Surprise! Men and women differ in home-buying process!
 
It often seems as though men and women are from different planets, but every day millions of couples navigate through day-to-day and even life-altering decisions. Coldwell Banker Real Estate LLC surveyed 1,000 individuals to discover how much men and women differ in the home-buying process.
 
Below are some key highlights from the Coldwell Banker Real Estate study:
 
Women may be inclined to make up their mind more quickly than men ...
* When asked how long it took before they knew their home was "right" for them, almost 70 percent of women had made up their mind the day they walked into the house, vs. 62 percent of men. Conversely, significantly more men needed two or more visits: (32 percent of men vs. 23 percent of women).
 
Women would rather live closer to their extended family than to their job ...
* 55 percent of women find it more important to be closer to their extended family (those that do not live in their household) than to their job, compared to only 37 percent of men.
 
A home's security is a deal-breaker for both men and women ...
* 64 percent of women said that if they found the home of their dreams but had concerns about its security, they would no longer be interested. More than half of men agreed (51 percent).
 
Couples say that no one "wears the pants in the relationship" in terms of major financial decisions ...
* When asked who wears the pants in the relationship (when it comes to major financial decisions, such as purchasing a home), almost 70 percent of respondents living with their significant other said it's actually mutual.
* However, 23 percent think that they, themselves, wear the pants in the relationship, not their partner. More men than women said this (26 percent vs. 20 percent, respectively).
 
Men and women agree on how they would use a spare room, for the most part ...
When the respondents were asked how they would use an extra 12 x 12 room if it could be anything they wanted, men and women agreed on the top three most popular, and very practical, responses:
* Bedroom: 25 percent
* Office/Study: 15 percent
* Family Room/Den: 11 percent
