Davenport, Iowa Real Estate Pricing Rises!!!

The Median Real Estate sale price rose over 20% for the Davenport, Iowa/Quad Cities area!

In the third quarter of 2006, the median home sales price for the Davenport, Iowa/Quad Cities area was $111,500.  With numbers just in from the third quarter of 2007, the Davenport, Iowa/Quad Cities area recorded a median home sales price of $114,600.  This increase represents a 2.8% increase in the past year in spite of a slow market!  The statistic that is even more spectacular is a whopping 21.8% increase in the past six years!!!  You may read the entire article in the Des Moines Register.

What these numbers indicate to me is that our recent slump in sales over the past two years is turning the corner and we are likely in the best buying opportunity that we will see!!!  Because of all the negative news of severe price declines across the country, many buyers have taken a "wait and see" attitude about purchasing real estate

While the Davenport, Iowa/Quad Cities metropolitan area has seen some price slippage in the past two years, the market appears to be recovering.  This is great news to sellers of real estate and builders in our area!  It is also a wake-up call for buyers!

If you are renting, or are considering a move up in real estate, this could be your best opportunity with pricing still affordable and interest rates at a very good level. 

Example:

If you are looking to purchase real estate in the $150,000 price range, your principal and interest payment with a 6.5% interest rate would be only $948.10 per month.  If you wait until this time next year, and the current trend continues, we could see that $150,000 property become $154,200.  Now that may not seem like much of an increase, however, the monthly payment would now be $974.65.  That represents $9,558 over the life of a 30 year loan!!!

100,000 Points On The Money!!!

I noticed this morning that I was getting close to breaking the 100,000 point threshold.

The total was 99,980.  Then I thought, wouldn't it be cool to hit it right on the mark?

But how do you get 20 points?  Then it came to me.  I had recruited my wife over a year ago and she never developed a desire to blog.  She enjoyed the Active Rain Party in Chicago.  And she enjoyed the Active Rain Party in Las Vegas.......until she passed out in the corner ;)

What would Laura like to do a post about?  Cooking!  She loves to cook!  So, I asked her to do a post about her favorite recipe.

Since this is Thanksgiving Day, she thought about a recipe that her mother handed down to her of Yummy Yams!

She went to town typing it in (with a little coaching) and I got the 20 points I needed!

Now I have to hope that I didn't create a monster and that she wants to use the computer all of the time!

Don't forget to BE CAREFUL when preparing and consuming those Thanksgiving meals!

Have a SAFE and Happy Thanksgiving! (Part Two)

Last year I wrote a post called Have a SAFE and Happy Thanksgiving!.  This year I wanted to give you a little bit more time to prepare for everything so I'm posting this one early. 

Please plan to have your leftovers back into refrigeration as soon as possible after dinner but at least before the critical two hour mark.  That two hour window starts the time the food is removed from the oven/stove. 

In order to cool the food quicker, in the case that it is still hot when you put it into the refrigerator, separate it into smaller quantities and place in shallow containers allowing it to cool faster.  In the case of soups or hot liquids, you may also use boil-proof plastic bags full of ice to place into the hot liquid to expedite the cooling process.   

You do not want to place hot items directly into the refrigerator because they will dramatically increase the temperature of other items in the refrigerator and place everything in the critical temperature zone.  It can also take hours for your hot food to reach the safe level of refrigeration (Below 38 degrees).

The Leading Real Estate Companies of the World helped to sponsor a power-packed presentation for Realtors.

My favorite speaker was Mike Staver.  His quick wit, entertaining style, and great attitude kept me completely engaged in his message!  I mean, this guy is REALLY good!

His presentation was, "What Are Your Customers Saying About You Behind Your Back?"  He talked about needing a Realtor to sell his house in Florida so he called a few up.  At one point he said, "A lady came into my home, and she gave me a listing presentation.  She said she was the number one agent (I later found out that meant in her shower)."  Then he went on to explain why.  Very amusing and thought provoking.

So, What Are Your Customers Saying About You Behind Your Back?  He said you should ask them three questions in order to find the answers:

  1. What do you like least about working with a Realtor?  Now this might hurt, folks, but hang in there!
  2. What would I need to do so that the experience of buying a home from me or selling your home was the best experience you've had in any property transaction you've ever had?  AHHH!  Some constructive feedback!
  3. What would I need to do so that you would be comfortable telling your friends about what it was like to list or buy a home from me?  WOW!  There's the clincher!  Your clients will NEVER be more willing to refer people to you then when you have just won them over.  Listen to what they have to say and follow their lead!  Don't wait until your message or impressions fade.

If you ever have a chance to go to one of his seminars, do it!  This is just a short glimpse of what he has to offer!
