just one question though; are you permitted in your state to have the broker signs showing in the listing photo? I know in my state it is not permitted and the photos can be removed from the MLS.

It always amazes me at the different ways of doing business in different areas of the country!

Yes, it is allowed.  Frequently it is done is order to keep another agent from stealing your photos after they steal your listing.  I like doing it to "brand" the listing as mine.  Unfortunately, the angle on this photo doesn't allow anyone to see my phone number.......but it's in the post above! :)

Lucky, what a great house. Over 2,000 sq.ft. and priced in the $200K range...that is unbelievable. This one ought to just fly off the street...meaning home buyers will rush in and grab this one...clean as a whistle!

I like your thinking!  (About the 8 potential buyers)  One of the couples that came through are looking for ideas.  Their daughter is in 9th grade and they want to downsize after she graduates.  Talk about planning ahead!!!
